The Mistress of Flues – Terms & Conditions

Professional Standards & Liability

When you book a sweep with The Mistress of Flues, you are not just booking a chimney sweep. All work is carried out to a high professional standard by a trained and qualified chimney sweep.

I am required to perform work with due diligence and report any issues relating to the safety, compliance, or condition of your appliance, flue, or installation.

If issues are identified, they must be reported. Failure to do so would constitute negligence and lack of due diligence, for which I could be held liable. I will not put my business, qualifications, insurance, or professional standing at risk.

If I determine your appliance is unsafe to sweep, or if you do not agree with my professional assessment and we decide not to proceed, a £40 call-out fee will still apply.

Birds nests.

please do not ask me to touch any birds nests with in the months 1st of march to 1st of sept, as you would be asking me to break the law.

Pricing

• Lined flue sweep: £65 until August 2026, then £70

• Unlined flue with register plate: £100 for the first 1.5 hours, additional time £35 per hour thereafter

Any extra work or costs will be discussed prior to being carried out.

Preparation

• Appliances must not be used for 12 hours prior to the visit.

• Failure to comply may result in rescheduling or cancellation.

Bookings & Time Estimates

• Appointment times are approximate.

• Job durations can vary due to access, appliance condition, or unforeseen issues.

Vermiculite Bricks

• The vermiculite bricks already in your stove regularly have hairline cracks. I will not be held responsible if these bricks crack whilst being removed during the sweep. I am happy to glue good quality bricks back together, but I will advise if some bricks need to be replaced.

Cancellations

• Cancellations within 24 hours of the appointment will incur a 100% -payment charge (non-refundable).

• Monday to Friday: 6:30am – 3:30pm & 7:00pm – 9:00pm

• Messages outside these hours will be responded to during business hours.

Waiting Times

• Due to high demand, appointments may take up to four weeks to schedule.

Acceptance of a quotation constitutes a binding agreement that the customer accepts the scope of works and all terms set out herein. The Mistress of Flues reserves the right to amend the scope where unforeseen conditions arise. Any additional works required, including but not limited to defects or non-compliance of the chimney or associated structures, will be notified to the customer and separately quoted. No additional works will proceed without the customer’s prior approval.


The customer acknowledges that the works may generate dust, soot, and debris. The customer is responsible for ensuring that all reasonable precautions are taken to protect furnishings, finishes, and all areas of access. The Mistress of Flues shall not be held liable for dust ingress or related damage where reasonable notice has been provided.


Unless expressly stated, waste removal is excluded. (includes just sweeping ) Waste materials will either be bagged and left in a neat and reasonable location on site or, upon request, a skip may be arranged at an additional estimated cost. All waste disposal and skip hire costs are subject to variation.


All natural materials are subject to inherent variation in colour, tone, and texture. Such variation shall not constitute a defect or grounds for rejection.


Access will be undertaken using ladders as standard. The customer must notify The Mistress of Flues in writing prior to commencement if ladder access is not acceptable. Alternative access methods, including scaffolding, will incur additional costs. Any scaffolding or subcontractor costs provided are estimates only and may vary. The Mistress of Flues shall not be liable for damage arising from ladder use where such access has not been declined in advance.


A camera inspection, drone survey, and chimney sweep service is available for a fee of £200. This fee is payable irrespective of whether the main quotation is accepted and is strictly non-refundable. Where the customer proceeds with the quoted works, this amount will be deducted from the final invoice.
